What boiler repair & breakdowns actually covers

What it is

A boiler repair visit covers full diagnosis of the fault, a clear explanation of what's wrong and why, a fixed price to fix it, and — where the part is on the van — the repair completed the same day.

Who it's for

Anyone with a boiler showing an error code, no heating, no hot water, low pressure that keeps dropping, banging or kettling noises, or a boiler that keeps locking out. Homeowners, landlords and letting agents.

When you need it

As soon as you notice the fault. Small issues become expensive ones fast — a leak that drops system pressure will eventually damage the pump, the PCB or the heat exchanger.

Why professional help matters

There's a reason ex-British Gas trained engineers with 38+ years on the tools cost the same as a first-year fitter on a callout: you get the right diagnosis first time, and you don't pay for parts you didn't need. Guesswork is the most expensive way to repair a boiler.

The cost of leaving it

A boiler fault rarely stays small. Ignoring an F-code, a pressure drop or a noise usually means paying twice — once for the damage that follows, and once for the original fault.

What can go wrong

  • A slow leak inside the boiler will corrode the pump, PCB and heat exchanger — turning a £150 repair into a £600+ one.
  • Repeated lockouts stress the ignition and gas valve, both of which are among the most expensive parts to replace.
  • A blocked condensate in winter freezes and shuts the boiler down completely — often on the coldest night of the year.
  • No hot water in a rented property can put a landlord in breach of their repair obligations within 24 hours.

Common mistakes we see

  • Repressurising the boiler again and again without finding the leak — you're masking the fault while damage continues.
  • Letting a non-Gas Safe handyman 'take a look' — anything gas-side must be worked on by a Gas Safe registered engineer.
  • Accepting a diagnosis without a written price for the part and labour before work starts.
  • Buying parts online to save money — many manufacturers will void warranty on non-genuine parts fitted by a third party.

In detail

We repair all major boiler brands — Vaillant, Worcester, Ideal, Baxi, Glow-worm, Ariston, Alpha, Viessmann, Potterton and more — combi, system and regular. Common faults we see every week:

Pressure loss and leaks

If your pressure gauge keeps dropping and you're topping the filling loop up more than once a month, you have a leak. It might be at a radiator valve, a pipe joint, the auto-air-vent, the expansion vessel or inside the boiler. We pressure-test the system, isolate the leak zone, fix it once and refill with fresh inhibitor.

Error codes and lockouts

F22, F75, F1, EA, E133 — every manufacturer has its own dialect. We plug in the boiler diagnostics, read the fault history and correlate it with combustion readings and pressure data. That tells us whether you have a genuine part failure, a system water problem, a flue or condensate issue, or a controls fault.

No hot water / no heating

Common causes are a stuck diverter valve, a failed pump, a knackered PCB, a blocked plate heat exchanger or a scaled-up DHW sensor. The fix is usually the cheapest of these — if the diagnosis is right.

Noisy boiler (kettling, banging, whistling)

Kettling is almost always limescale or sludge on the main heat exchanger. That points to system water quality and often a powerflush. Banging pipes are usually air, expansion or clipping issues. We solve the cause, not just the symptom.

Landlord and letting-agent repairs

We work with landlords across Watford and Hertfordshire and can coordinate access with tenants directly. Invoices are itemised and suitable for management-company records.

Frequently asked questions

Do you charge a call-out fee?

No. There is no call-out fee. You pay for the repair — priced up front where possible — not for us turning up.

How quickly can you get to me?

Matt answers emergency calls personally, including out of hours. Typical response time across our service area is within one hour.

How much does a boiler repair cost?

Simple faults (e.g. a stuck diverter, a fan replacement, a PRV) are usually £150–£300 including parts. Bigger repairs (PCB, heat exchanger) are priced in writing before work starts, and we'll always tell you if a repair is uneconomic vs replacement.

Will you tell me if the boiler isn't worth repairing?

Yes — honestly. If the repair is more than roughly a third of a new boiler and the unit is over 10 years old, we'll say so and quote both options.

Do you guarantee the repair?

Yes. All workmanship is guaranteed for 12 months. Parts carry their own manufacturer warranty on top.

Can you work on any brand of boiler?

Yes — we work on all major brands, combi, system and regular. As an Accredited Vaillant installer we're particularly strong on Vaillant.

Are you Gas Safe registered?

Yes — Gas Safe Registration Number 212325. Matt Winn is ex-British Gas trained with 38+ years in the gas industry.

Do you cover my area?

Yes — we cover Watford, Northwood, Rickmansworth, Pinner, Bushey, Hatch End, Stanmore, Middlesex and Greater London. If you're nearby but not listed, please call.

Do you carry parts on the van?

We carry common consumables (PRVs, auto-air-vents, filling loops, fuses, thermistors, condensate fittings) and can usually source larger parts the same day from local trade counters.
