What boiler servicing actually covers

What it is

A full manufacturer-specification annual service: strip, inspect, clean and reassemble the key combustion components, verify gas rate and combustion with a calibrated analyser, and issue a completed service record so your warranty stays valid.

Who it's for

Every homeowner with a gas boiler — and mandatory for anyone with a current manufacturer warranty (Vaillant, Worcester, Ideal etc.) who wants to keep that warranty active.

When you need it

Once a year, every year — most manufacturers require it. The best time is late summer or early autumn, before the heating goes on in earnest.

Why professional help matters

Skipping a service is the single fastest way to void a 10-year warranty. It's also how small problems — a dirty burner, a slow leak, a slipping gas rate — turn into a mid-winter breakdown.

The cost of leaving it

An unserviced boiler doesn't fail loudly on day one. It quietly gets less efficient, burns more gas, and stacks up small faults that all arrive together on a cold Sunday.

What can go wrong

  • Manufacturers can and do reject warranty claims when there is no annual service record in the Benchmark logbook.
  • A boiler running at the wrong gas rate is either burning more fuel than it should or under-firing and producing more carbon monoxide.
  • A blocked condensate trap, unchecked, freezes in winter and shuts the boiler down completely.
  • A boiler that hasn't been inspected in years is a landlord compliance risk — a CP12 is a snapshot, not a service.

Common mistakes we see

  • Assuming a CP12 landlord certificate counts as a service. It doesn't — they're two separate jobs.
  • Paying for a 'service' that's really just a visual check and a sticker — no combustion readings, no gas rate, no strip-down.
  • Skipping the service every other year to save £75, then losing a £2,000 warranty claim.
  • Not asking to see the Benchmark logbook completed at the end of the visit.

    Benchmark logbook completed, readings noted, and any observations explained in plain English.

A proper annual boiler service is a defined procedure, not a look-and-tick. Here's what's actually included.

What's inspected and cleaned

Case removal; burner and heat exchanger inspection and cleaning; ignition and flame-sensing electrodes checked and cleaned; condensate trap flushed; expansion vessel pressure checked and recharged if needed; system pressure and PRV checked; controls tested.

Combustion and gas rate

Every service includes a calibrated flue gas analyser reading — CO in ppm, CO₂ percentage, ratio, flue temperature. Gas rate is measured at the meter and adjusted to manufacturer specification if outside tolerance. This is the part that a 'quick look' service almost never includes, and it's the most important safety and efficiency check.

Combi vs system vs regular

Combi services also include a DHW performance check. System boilers with an unvented cylinder should have the cylinder's safety group and expansion vessel checked too (chargeable extra where required — we hold the G3 unvented ticket). Regular boilers with a separate cylinder have the F&E tank, cold feed and vent checked.

Landlord CP12 vs annual service

A landlord Gas Safety Certificate (CP12) is a legal safety check of every gas appliance — it is not an annual boiler service. If you need both — and most landlords do — we can combine them in the same visit at a reduced rate.

Vaillant 10-year warranty and annual servicing

Vaillant's 10-year warranty is conditional on an annual service being carried out and logged. As an Accredited Vaillant installer we complete the manufacturer's own service schedule so your warranty stays enforceable for the full 10 years.

Do I really need one every year?

Yes — every major manufacturer requires an annual service to keep the warranty valid, and the safety and efficiency benefits are real. Missing a year is the single most common reason warranty claims are rejected.

Do you provide a written report?

Yes — combustion readings, gas rate and observations are noted, and your Benchmark logbook is completed and signed.

Will you spot something's wrong before it breaks?

That's the whole point. Combustion drift, slow leaks, worn electrodes and slipping pressure are all found during a proper service — long before they cause a breakdown.

Does a CP12 count as a service?

No. A CP12 is a safety inspection of gas appliances. A service is a strip-down, clean and combustion check. Landlords typically need both.
