What efficiency checks actually covers

What it is

A whole-system efficiency assessment: combustion analysis, gas rate check, system water quality reading, radiator balance survey, controls audit and expansion vessel check. You get a written report and prioritised recommendations.

Who it's for

Homeowners with rising gas bills, anyone thinking about a new boiler who wants an honest 'do I actually need one?' second opinion, and buyers wanting an independent view of a heating system pre-purchase.

When you need it

Whenever gas bills feel wrong for the size of the home, before committing to a new boiler quote, at the start of a house purchase, or as part of preparing to install smart controls or a heat pump in future.

Why professional help matters

Most 'upgrade' quotes assume you need the most expensive option. A proper efficiency check tells you what would actually move the needle — sometimes a service and a rebalance, sometimes a new boiler, occasionally nothing at all.

The cost of leaving it

Guessing at heating efficiency is expensive both ways: either you overspend on kit you didn't need, or you underspend and keep burning gas you didn't have to.

What can go wrong

  • An incorrectly set gas rate can waste 5–15% of gas or produce dangerous combustion — invisibly, until it's measured.
  • Systems full of magnetite can knock 20% off effective heat output while the boiler works harder to compensate.
  • A tired pump or failing motorised valve can cost more in gas over a winter than replacing it would.
  • Fitting smart controls to a badly balanced system reduces the savings you should see from them.

Common mistakes we see

  • Believing every 'your boiler is beyond repair' verdict without a second opinion.
  • Assuming smart controls alone will fix a system that's badly balanced or full of sludge.
  • Not measuring before and after when spending money on efficiency work.
  • Judging efficiency by the age of the boiler alone — a well-maintained 10-year-old boiler can outperform a poorly commissioned new one.

Our process

A clear, repeatable system — the same on every job, whether you're a homeowner or a landlord with a portfolio.

  1. 01

    Baseline readings

Combustion analysis, gas rate, system pressure and temperatures documented as they currently are.

  2. 02

    Water quality test

System water sampled — inhibitor level, magnetite content, pH.

  3. 03

    System survey

Every radiator temperature-tested, controls and TRVs checked, pump and valves inspected.

  4. 04

    Findings & recommendations

Written report with prioritised actions ranked by likely payback.

  5. 05

    Quote (only if needed)

You are under no obligation. If you'd like us to carry out any recommended work it's quoted separately, in writing.

What you get

Independent, honest report

You'll be told what actually needs doing — including 'nothing' where that's the answer.

Prioritised recommendations

Actions ranked by likely payback so you know where to spend first.

Real measurements

Combustion analyser and water quality readings — not opinions.

Second-opinion peace of mind

Useful before agreeing to a big-ticket 'you need a new boiler' quote from elsewhere.

House-purchase confidence

Independent view of a heating system before you commit to buying a property.

No pressure to buy work

The report stands on its own. You decide what happens next.

In detail

An efficiency check is a diagnostic exercise, not a sales pitch. Here's what a proper one measures.

Combustion and gas rate

The single biggest efficiency variable most homes never check. A boiler running rich or lean, or firing at the wrong gas rate, can easily waste 5–15% of the gas going in. Fixing it usually takes an adjustment, not a new boiler.

System water quality

Magnetite (black iron oxide) in the system water reduces heat transfer, blocks radiators unevenly and knocks pump life down. A sample gives us a clear before-and-after picture and tells us whether a flush is genuinely needed or not.

Radiator balance and heat output

We temperature-test every radiator (flow vs return). Rooms that never reach temperature are almost always a balancing issue, not a boiler issue. Rebalancing is often the highest-payback fix in the whole report.

Controls audit

Old programmers and mechanical thermostats drift out of accuracy. Smart controls (Tado, Hive, Nest, Vaillant vSMART) with weather compensation and load compensation can genuinely reduce gas usage — but only worth fitting if the underlying system is healthy.

Payback ranking

Every recommendation in the report is ranked by likely payback: quick wins (rebalance, correct gas rate, replace failing TRVs), medium (flush + inhibitor, controls upgrade), and larger (new boiler, system upgrade). You always know where to spend first.

Frequently asked questions

How much does an efficiency check cost?

Priced individually depending on system size and access. Every quote is written and free. There is no call-out fee.

Do I have to book any work you recommend?

No — you are under no obligation. The report stands on its own.

Will you tell me if I don't need a new boiler?

Yes, honestly. If a service, a rebalance and a filter would do the same job for a fraction of the cost, we'll say so.

How long does an efficiency assessment take?

Typically 1.5–2 hours on-site. The written report follows within 24 hours.

Is this the same as an EPC?

No — an EPC is a whole-house energy assessment done by a domestic energy assessor. This is a system-level heating efficiency assessment done by a Gas Safe engineer.

Can you do this before I buy a house?

Yes — pre-purchase heating assessments are one of the most useful ones we do. You'll know exactly what you're buying.

Are you Gas Safe registered?

Yes — Gas Safe Registration Number 212325. Matt Winn is ex-British Gas trained with 38+ years in the gas industry.

Do you cover my area?

Yes — we cover Watford, Northwood, Rickmansworth, Pinner, Bushey, Hatch End, Stanmore, Middlesex and Greater London. If you're nearby but not listed, please call.
